Asset Management (AM) as a concept evolved from Maintenance Management to provide a more holistic approach to managing the life of a physical asset. The industrial efficiency triangle is a methodology that views the asset life cycle as holistic. It means each constituent of wellness is everywhere and always active. Just like personal wellness needs all the elements (Physical, Emotional, Mental and Spiritual) working together all the time to build the mental health and physical fitness that puts you in a position to have a healthy, happy and fruitful life. Same concept applied to the machine and process. Industrial efficiency is really about having business and operational processes that continually optimize productivity, minimize risk and generate maximum operating profits. It is a business risk management and business growth strategy and not just a operational problem solution.
Hedgehog versus the fox approach
- The hedgehog organizations find out the things that need to be executed well. They spend time to identify Best Practices. Then they execute disciplined thoughts and actions according to their Best Practices. For long time they implement in a disciplined manner, and as a result, they will come to a point when significant results will be generated after a break through. Some organizations have seen this break through after three to seven years. New managers will be requested to continue implementation of Best Practices.
- The fox organizations will try all new tricks. Perhaps it started many years ago when a new manager implemented “Planned maintenance”, this lead to short, but not sustained, improvements so the next initiative, often with a new manager, was “Predictive maintenance”. Again short term results were generated. When results disappeared the next action was to implement TPM (Total Productive Maintenance). When also this initiative failed to give the significant results that had been expected it was time to enter into AM (Asset Management) and then RCM (Reliability Centered Maintenance). Almost all initiatives were initiated by changes in management.

All industrial settings at their core are made up of these three most basic components, Process, Equipment and Personnel …or we can say these are the equally three stack holder in plant, Industrial Efficiency Triangle.
which have to be equally well managed and thoroughly understood. They are the foundation elements of industrial settings. And just like a home where the foundation has problems and therefore will start to crack above, so will the industrial setting that neglects to equally care for all three of its core elements, Personnel, Equipment and Process. And failure to properly care for these three elements of your business will cost you money, period! Perhaps not on the short run, but for sure on the long run, and in the worse case it may even cost you the business itself. So, any industrial setting must invest time and resources into this three elements if it hopes to not just survive but thrive as well, just remember the phrase “Pay me now or pay me later“.
But the real basic true Industrial Efficiency is really the sum of three basic industrial elements Process, Equipment and Personnel, which make up any industrial setting. And the manager that is either unaware of this concept or worse yet chooses to ignore them will always be running his industrial setting in the Reactive mode and, not on a Proactive mode.
True Industrial Efficiency also takes hard work, skills, attention to detail, and dedication to reach it. But the most important aspects that must be maintained in focus is the “Big Picture”, the understanding that an organization, business, etc is made up of basic elements Process, Equipment and Personnel, which are ALL important, and thus concentrating on just one or two, while ignoring the other element eventually will lead to the ruin of the organization and/or business in question, guaranteed! Think “Attention to Detail” and all element are interconnected. Changes in the Process Element will affect the Equipment and Personnel Elements as well. This model can be applied to various aspects of an industrial setting, including operations, maintenance, etc.
The basic rule of thumb in order to use this Industrial Efficiency Triangle improvement system is as follows:
– If looking and planning a Process improvement then begin at the Process section. Then check and correct the affected Equipment and Personnel Elements.
– If the Process Element is in good condition, and the problem(s) are Equipment related, then begin at the Equipment section, follow by the Personnel Element section, then check that the Process Element has not been affected or modified as a result of these changes.
– If both, the Process and Equipment Elements are in good condition, and the problem(s) are in the Personnel Element then proceed to the Personnel Element section, then check that the Process and Equipment Elements haven’t been affected or modified as a result of these changes.
So in Reality it is an art of balancing all the Three element or stack holder in real time integrated manner.
